EGStoltzfus Tackles a Tight Timeline for Adaptive Reuse “Project with a Purpose”

It was a two-month schedule on a non-profit’s budget. But it was a project that pulled at the heartstrings.

That was the situation we accepted when we worked with the Lancaster branch of Gigi’s Playhouse as they renovated and moved into a new space.

The local center is the only one of Gigi’s 60 facilities located in Pennsylvania and draws people from all over the state, as well as from Maryland and Delaware. The 20-year-old organization is “the only worldwide network of Down syndrome achievement centers.”

EGStoltzfus Commercial Construction began working with Gigi’s five years ago, with a renovation at their original facility at 2503 Oregon Pike.

But the project in February was truly unique: renovating a new facility across the street at 2501 Oregon Pike, in a breath-taking two months.

Tight Schedule

The schedule was a tight, EGStoltzfus Project Manager Ryan Boll admitted, but the organization was committed. Its existing landlord has already found a tenant for the building. “So everything had to come together quickly.”

The new facility is more than twice the size of the existing office. Renovations included a new kitchen, new flooring, electrical work, a vision window for the director, sprinkler heads, controlled-access entrance, and several doors, including several panic doors and a set of sliding barn doors.

We worked on the project with some of our long-term, trusted trade partners, including Wile Plumbing, R.S. Martin for electrical work, D&S Flooring, Enck Brothers Drywall, Kauffman Kitchens, and Precision Fire Protection for the sprinklers.

The EGStoltzfus team worked closely with the organization to make sure the costs stayed with the budget. Andrew Hill, Preconstruction Estimator, and Desi Herman, Assistant Project Manager, worked with Ryan on the project.

Project With a Purpose

“It was a project with a purpose,” Ryan said. “The customer had an end goal and it was impactful to them, so there was something above and beyond a financial incentive to get it open for them. And seeing them use this space now is a reinforcement to that.”
