Project Profile: The Woods at Warwick Woodlands
Located in historic Lititz, PA, Moravian Manor is one of the Lancaster County’s most respected names in retirement living and senior care. As a Life Plan Community, Moravian Manor offers a number of living choices for its residents including carriage homes, apartments, assisted living, and skilled nursing care.
EGStoltzfus Commercial Construction served as general contractor for Moravian’s newest campus addition – The Woods Building at Warwick Woodlands. The project kicked off in late 2017 on the heels of Warwick Woodlands’ Phase I carriage home construction, which EGStoltzfus was also part of.
Modern Senior Living
The Woods features 54 1-bedroom and 2-bedroom apartments with 7 floor plans ranging from 1,040 sq. ft. to 1,944 sq. ft. Designed for open-concept living, each unit features a fully-appointed kitchen, laundry room, powder room, and master bedroom suite & bath. Larger apartments also include a den/home office space and private patio.
All residents enjoy secure underground parking with elevator access to all floors. The garage level also has a storage area where each resident is provided with 60 square feet of secure storage.
Dining, Recreation & Wellness
At the heart of The Woods building is The Oaks Campus Center, which is home to several exceptional common spaces for residents:
The Owl’s Nest Restaurant & Sippery is a casual dining venue serving breakfast, lunch and dinner. With seating for 125, The Owl’s Nest is also open to the general public.
Adjacent to The Owl’s Nest is The Fireside Lounge – a gathering spot where residents can enjoy group-style seating and relax by the fireplace.
The SmartFit Studio is a state-of-the-art fitness space featuring an exercise room and a variety of health & wellness classes.
The sports-themed Hall of Fame gives residents a fun place to gather and watch the games on a big-screen TV.
One of the most unique spaces is the Tree Top Terrace – a 2,500 sq. ft. rooftop garden patio with seating for 49, a kitchen with grilling station, pergolas, a fire pit, and 360-degree views of the neighborhood.
Successful Project Completion
Despite 2 weeks of below-freezing winter temps with heavy frost and snow, followed by frequent rain and muddy conditions, project teams maintained critical dates and kept the project moving to a successful completion.
- Brick masons laid 250,000 bricks for the building’s façade.
- Over 250,000 ft. of electrical wire was used.
- 15 miles of drainpipe was installed.
Another challenge that was met was the ongoing construction of the building’s common spaces while residents moved into the apartments.
By February, 100% of the apartment units were occupied. Construction at the restaurant, lounge, fitness studio, and rooftop terrace was completed by the spring. Resident safety was the #1 priority and crews ensured that site work (noise, dust, etc.) did not impact the daily lives of the tenants.
What’s Next
EGStoltzfus has already started work on Phase 2 of the Warwick Woodlands carriage homes. Most of the 71 homes were already sold before groundbreaking.
