EGStoltzfus Commercial Construction served as the general contractor for this multi-phase remodeling project with Trout CPA, a full-service public accounting firm with offices in Lancaster, Carlisle, and Mechanicsburg.
EGStoltzfus and Trout have a long working history together and have served our local communities for over half a century. It was a natural fit when Trout reached out to us to help them remodel their newest office building in downtown Lancaster.
Multiple Phases
Phase 1 of the project was completed in 2020. It was a total renovation of the building’s first and second floors. The scope included removing existing office walls and floors and installing new offices, bathrooms, casework, flooring, lighting, and paint.
Phase 2 included renovating the entire third floor, which was initially reserved for a future tenant when Trout purchased the building. However, as Trout’s operations and workforce grew, they decided to expand their offices to the third floor.
Honoring History
One unique project challenge was keeping as much of the building’s history as possible. The original intricate tin ceilings were still intact, so we carefully removed and reinstalled them after adding wiring for the electrical system, servers, phones, security, white noise, and employee card access. Extra care was also taken to match the project’s interior trim details to the building’s original classic décor.
A Fun & Functional Workplace
Some of the unique features of Trout’s new space include:
- Employee Bistro – a popular meeting spot with a live edge birch island and matching shelving. We also covered a large drywall area with real brick to create the look of a historic solid masonry wall.
- Rolling Glass Privacy Doors – Trout’s private office features large, rolling glass doors that are not only functional but offer a sleek, upscale look.
- Maximized Natural Lighting – Long channel soffits were designed into the ceilings to maximize the output of natural light from the existing office windows, which extended well above standard ceiling height.
Final Results
Despite Phase 1 work happening during COVID, project completion wasn’t significantly delayed. Phase 2’s timeline was challenging as well but completed as scheduled, with the first and second floors fully occupied by employees during construction. The client is extremely happy with the final results and it was a pleasure to partner with this reputable local company.
