Why EGS Chose Remodeling Over New Construction For Their New Headquarters

Why would a company known for building new homes and commercial establishments choose to renovate an existing structure for its new headquarters?

The EGS Building Committee considered a variety of options before the members of the new building committee settled on the new location at 343 Champ Blvd. in Landisville.

The team, of course, considered finding a lot and building a new building from scratch. That’s much easier, of course, because, starting with a blank slate, you can execute the drawings almost to a fraction of an inch. Starting with a blank slate, you can get exactly what you want.

But, in today’s market, that’s not as easy as it sounds.

Builder, But Also a Remodeler

EGStoltzfus is a little unusual as a new construction leader in the Mid-Atlantic region. First, of course it builds and remodels homes. Second, it is a leader in the evolving “resimercial” space, an approach that blends residential design elements into commercial spaces, such as offices and hotels, to create a more comfortable, welcoming, and productive environment.

Third, it also remodels and renovates many homes and businesses. As a result, the company knows—and lives—the value of reusing existing buildings.

Plus, the committee felt, renovating an existing structure would be faster, more cost-efficient and less strain on the company’s resources, both human and financial. That assumes, of course, that EGS was able to find a building that would meet all its needs.

Ideal Location Found

Fortunately, the team found that the Yamaha dealership in Landisville, B&B Sales and Service, was looking to sell its location on Champ Boulevard, just off the Salunga exit of Interstate 283 next to the Spooky Nook Sports Complex.

“Here is this property, very visible and right smack off the interchange there at Salunga,” said EGS Commercial Construction Operations Manager Shannon Martin. “It met our goal of expanding west, making it easier to reach all of our western developments.”

After some negotiations, the deal was struck. And the rest, as they say, is history.

The location checked all the boxes. It is:

  • Large enough to meet existing needs with 8,400 feet available for future expansion
  • Accessible from major travel routes
  • Convenient to some of the newer communities EGS is developing in Dauphin County
  • Visible from Route 283

An Intentional Approach

Built in 2006, the building has a shape that is challenging. So, the EGS crew is clearing out the inside of the structure, altering the way the space is used.

It’s a large building with an open floor plan, unlike the layouts of the company’s existing offices. It will be a significant change.

Currently, EGS has sites and staff in four locations, and the move will bring EGS’s three divisions—Neighborhood Homes, Custom Homes and Remodeling, and Commercial Construction—and EGS Neighborhood Design Studio together under one roof for the first time in more than 20 years.

The planners proceeded intentionally, allowing the divisions to continue expressing their separate identities while still bringing everyone together as a team. That may mean fewer individual offices and more open space cubicles. EGS hopes to be in the new building by the end of the year.

A Resimercial Construction Showpiece

The new building will be a space for customers and team members, highlighting the craftsmanship that EGS and its trade partners are known for. It will have lots of glass, infusing the structure with an abundance of natural light.

It supports several key values the company embraces:

  • Craftsmanship. Bringing out the best in existing structures is a challenge, both for us and for the expert craftspeople we work with.

“It’s a win-win-win that will be good for our people, our community, our customers and our trade partners,” Shannon said.
