FLOOR PLANS EGS took Tel Hai’s four cottage floor plans, modernized the designs and added features the community wanted most.

The Chester, Lancaster, Delaware, and Berkshire Plans – all single story homes – range from 1,408 to 1,920 sq. ft. with a one-car or two-car garage.

All cottages feature an open layout with 9′ ceilings, a fireplace, kitchen island, and quartz counters.

Eleven of the cottages include daylight basements with Superior Walls, giving residents even more living space to make their own. Three basement options were available – with a finished powder room only, a finished full bath with bedroom, or finished full bathroom with both a bedroom and living room.

DESIGN VISUALIZER To help Tel Hai’s marketing team and residents, EGS created the Design Visualizer.

With this custom program, residents could see their home’s design selections on screen, and in real time.

Homeowners could experiment with cabinet colors, wall paint, and flooring materials – easily visualizing the finished look of their home before construction began. The result was a design selection process that was easy and exciting for everyone.

CHALLENGING CONDITIONS Completing 44 cottages in one year is an aggressive timeline, and this project came with harsh winter weather to match.

When deep-freeze soil conditions threatened progress, EGS brought in ground-thaw equipment to keep foundation installation on schedule and protect residents’ move-in dates.

Combined with a few site and soil delays between phases, the overall project timeline extended a few months beyond the original one-year goal, but EGS still delivered the cottage construction itself within the year originally projected.

FINAL RESULTS The finished Woods Edge cottages reflect exactly what Tel Hai envisioned – modern and comfortable independent living where residents can enjoy their next life chapter.

EGS site manager Marlin McGallagher and assistant site manager Isaac Hopstetter led the team throughout the project’s three phases. Both build strong relationships with Tel Hai’s management team and helped the project run smoothly despite the winter challenges.
